FRUSTRATED

I can’t begin to explain how frustrated I am with Mr. Higashida. Last December, I contacted Mr. Higashida regarding a property he had listed at 16674 Demaret Pl in Granada Hills. I contacted him the first day the property hit the market. The listing price was $985K, which was approx $140K more than the comps in the area. I put together a letter to the seller, pictures of our family and provided a proof of loan approval with our offer of $825,000.00 – taking the property as is, no fixes and 30 day escrow. We met Mr. Higashida at the open house and expressed to him how much we LOVED the property and it was our dream home.

I was told by Mr. Higashida that he presented the offer to the seller and they felt it was too low- that they wanted to “test” the market and they were in no rush to sell.

My husband and I continued to pursue the property for over 2 months with our standing offer of $825k via email, phone conversations and voicemail messages.

The property went “pending” on March 12. -Mr. Higshida didn’t follow up with us regarding our inquiry on the offer and/or our back up offer. The property ended up selling on 4/18/14 for $819k…. 6k LESS then what we offered.

In my opinion, Mr. Higashida has NO idea what is happening in today’s market. He was WAY off on pricing 16674 Demaret Pl and because of this, I lost out on my dream house, the property stayed on the market for 126 days and the seller ended up making LESS money. Time to retire Mr. Higashida…. Stear clear of this realtor if you don’t want to lose out on your dream home and lose your mind in frustration!!!!
